A legal entity that allows you and other investors to own fractional interests in professionally managed, institutional-quality real estate. DST interests qualify as replacement property in a 1031 exchange, making them a common option if you want to defer capital gains while stepping away from active property management. DSTs are typically offered as private placements to accredited investors.
